Residential Transactions by Women Buyers Grow by 14% Year-on-Year

For many years, many men were involved in purchasing properties in India. But, in 2024, women have solely registered Rs. 1.29 lakh residential transactions. While this seemed to be prevalent, women homebuyers have increased by 4%. The cumulative percentage has now been slightly higher than the growth of male homebuyers (11%). On the contrary, people observed a decline by 7% in joint ownership transactions. But, this category is still dominant and is equivalent to 40% of the transactions. Moreover, digital advancements and government initiatives are the cause of this trend. So, scroll ahead to know how various initiatives are driving the increase in women home buyers. As you read ahead, you will also come across how technology is supporting the trend.

What type of initiatives are driving women homeownership?

With an aim to promote women’ s homeownership, the Indian government has introduced many initiatives. These will certainly enable women to own property in 2025 and years ahead.

Pradhan Mantri Awas Yojana (PMAY)

This initiative will promote affordable housing for women in 2025. Under this scheme, women have to be the co-owners of the properties in rural and urban regions. Additionally, homeownership will be more affordable as home loan subsidies of up to 6.5% will be offered.

Women-Specific Home Loan Schemes

To encourage women homebuyers, several banks will offer certain home loan schemes. These schemes will come with lower interest rates and have more favorable terms. Hence, taking a home loan will be affordable for women.

Real Estate (Regulation and Development) Act (RERA)

Under RERA, women who are buying a property will be secured from fraudulent practices. As per the clauses of the Act, the developers also have to register the projects and be clear regarding the timelines. This will keep women away from dealing with unreliable real estate developers.

State-Specific Housing Initiatives

Several Indian states have now launched housing schemes for women. For instance, the Madhya Pradesh Housing and Infrastructure Development Board (MPHIDB) is offering incentives for women applicants. On the other hand, the state government of Tamil Nadu is supporting women to buy affordable homes in urban and rural areas.

Besides the above initiatives, the National Centre for Financial Education (NCFE) will focus on enhancing financial literacy among women. Such programs will help them to comprehend property laws and the process of taking home loans. Apart from everything else, the concessions of 1 to 3% on stamp duty have also led to affordability in housing. Property ownership for women is also more accessible due to the benefits under Sections 80C and 80EE.

How is technology supporting women while buying a property?

With time, technology will play a role in supporting women’s homeownership. This will eventually help surpass barriers related to finance, legal complexities, and more. Let’s now check the ways in which technology will empower women.

  • As women seek approval for home loans, numerous digital lending platforms will offer quick loan processing. Such platforms will eliminate the need for visiting the bank. Women living in semi-urban and rural areas will also not need an intermediary to secure funds.
  • Presently, many banks have started offering home loan schemes meant for women. This will make homeownership more accessible when they apply for a loan online. The digital services will also offer clear information regarding the eligibility and the overall process.
  • As properties are listed on different websites, women will be able to explore them. Moreover, they will also be able to compare property prices and assess the real estate options. Better decisions can also be made by going through the property descriptions. Once they view the property through a virtual tour, they can certainly be firm on their buying decision.
  • Through legal technology platforms, women can also navigate property transactions. Apart from online document verification, they can also access important resources with ease. This will help in reducing the risk of frauds and ensure that the transaction is handled in a secure way.

Eventually, women can improve financial literacy through a few mobile apps. These can offer financial advice and help track credit scores. Women home buyers can further use loan calculators before purchasing any property.

What challenges might women encounter as homebuyers ahead?

As women soar high in 2025 and beyond, they may face numerous challenges. Access to affordable financing can be a major obstacle for women. This is likely to occur because women may have to face discrimination while taking loans. Additionally, societal norms and cultural biases can limit the decision-making power while buying a property. Patriarchal families may not be supportive to women when men are responsible to make decisions. Way ahead, women may not be able to pursue homeownership independently. At those instances, the women will have to consider the needs of the family over personal aspirations. They may also not be involved in property transactions due to gender bias in property laws.

Conclusion

Finally, with the rise of women home buyers, it seems that financial independence is prominent. But, with the property transactions in mind, the real estate sector is also more inclusive and balanced. The future also looks bright for women who aspire to own a home sooner or later.
